Arrived at the customers home for an AC maintenance. I put the system into cooling mode and began by checking static pressure. Static pressure failed at this time. I continued my inspection of the electrical components as well as the blower wheel. I found the blower motor to be running at high amps and the blower wheel to be dirty today. I moved to the outdoor unit and checked all electrical components which were within spec. I did not check the refrigerant levels per the customers request. I brought the issues and options to fix to the customer and he decided not to do the repairs today, and would rather put the money towards a new system in the future. System was running when I left.

4/25/24 - Completed a full cooling maintenance on one split system. Filter was changed, cleaned unit, took temperatures, and took amp draws. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.

Arrived today for an A/C tuneup. Checked all working and electrical components and found that the static pressure was failing. Bryan was ok with field supervisor coming out to diagnose. The system is 2 years old, the furnace and ac were both working properly. Homeowners were not home at the time of completion, Bryan said it was ok to sign off for.

Arrived at the customers home for the annual AC maintenance. I put the system into cooling mode and began by checking static pressure. Static pressure was passing at this time but i was unable to get CFM counts do to the lack of access. I checked the electrical components which were all within spec. I inspected the blower wheel which was in good condition at this time. I performed a temperature split between the return air and the supply air, we were getting a 16 degree split. I moved to the outdoor unit and checked all electrical and refrigerant levels, all levels were within spec at this time. Only issues found today was a dirty outdoor coil. Brought the issue to the customer and proposed an extensive coil clean. The customer opted to have the extensive coil clean done today. System was running properly when I left.

Upon arrival I put the system into cooling mode, and found the static to be failing. I replaced the filter with a customer supplied filter and adjusted the blower speed from High (factory) to Medium High and static was passing. I checked all electrical levels and blower wheel, everything looked good at this time. I moved to the outdoor unit. Outdoor unit is critically charged with refrigerant, went through the codes on the circuit board and found the evaporating temp to be within spec. I checked the compressor current amps and found them to be within spec as well. I performed an extensive coil clean today, and the system was running when I left.

Upon arrival the customer explained they were interesting in having new smart thermostats installed in their home. They have a zoning system. Two zones are on the main floor and 1 zone for the 2nd floor. I gave them estimates for 1 smart stat vs. 3 smart EcoBee Pros with a 20% discount. Customer wanted to discuss with his wife and get back with us. We will set a follow up to call in a couple of days if we haven’t heard back from them. Took payment by card for the Trip Fee of $120.00.

Checked all working and electrical operations. Found the blower wheel was dirty and needed to be cleaned. While outside checking the ac, we were asked to leave by the homeowner. We did not get a chance to clean the outside coil. She signed, and then we left.

During this visit I was asked to check the back and front of the house rooftop units for proper cooling. In addition it was relayed to me that the rooftop system in the front of the house (bar side) was not cooling. I accessed the roof and did discover that the front of the house unit was not functioning when there was a call for cooling. The low voltage circuit was traced to the economizer that is non-functioning. I found the cooling wire unattached and that the economizer had been taken out of service with no occupied wiring and sensors unplugged. There were parts and wiring harness dissasembled at the economizer. The plug was installed and the unit returned to normal cooling function. At this unit there was refrigerant oil at the service valves and near piping. The unit did cool once the wiring repairs were made and the temps were in range. The other four units were also checked for proper A/C function and each of them responded to a call for cooling with fans and compress

4/17/24 - Completed a full cooling maintenance. All units seemed to be in good working condition. Filters were changed and units were washed out. Overall, units were running well, and there seemed to be no issues found at this time.

Static in cooling is fine. Cfm failed on return side and static failed in heat. Customer declined due to financial reasons today. I set up follow up for 2 weeks. Customer allowed me to turn thermostat down a few degrees to avoid system running furnace. Mentioned at least getting dirt out of the system for now. Customer doesn’t have any money today. I offered financing and customer says he maxed out due to work done on backyard, roof and system.

4-15-24 #2 air handler system it’s not working properly the AC mode only the 2nd stage is coming on. Found the condenser was running outside. There’s a call first and second stage. All circuits are working, however the heat over the condensers is about 30° over ambient. I spoke to Doug. I’m going to split the coils and hose them out. With the Coil split their is a heavy buildup Cottonwood and dirt. Both sides of the condenser versus second stage reinstalled covers start the system system is working at this time. Temperature over the condenser is 18 degrees over ambient

Upon arrival checked furnace. Blower wheel dirty as well as growth found in heat exchanger cabinet static pressure failing A supervisor will be out to discuss this with customer. Also discovered that his main water line as well as the hot water tank has been leaking . Customer has been made aware of all finding Customer has declined all repair options until the air flow issue is corrected

4/15/24 - Filters have been picked up except for the 20x35x2, but was not feeling well, so will need to return to complete maintenance.

This job I was performing routine maintenance on an AC system. Upon checking the system. Static pressure was good. As long as the filter is changed out properly and in a timely matter. All electrical components inside and temperature difference between supply and return were good. On the outdoor unit, everything was operating properly as far as the fan and compressor were concerned. However, refrigerant levels were very low. After doing a leak search, I found at the Schrader core was letting out refrigerant. Ended up replacing the Schrader core and adding 3 pounds of refrigerant, which brought the numbers back up into the green. Also installed leak seal just in case there was a leak somewhere else. Homeowners are performing construction in their house which is kicking up a lot of dust. Because of this I left them an extra filter so they could replace it once they are complete with the construction.
